Rangitoopuni Lifestyle Village

Rangitoopuni Lifestyle Village is a masterplanned retirement community located within a rural landscape adjacent to Riverhead Forest and the Rangitoopuni Stream. The design responds to its natural setting, with villas and shared amenities oriented to maximise sunlight, views, and connection to the surrounding environment.

The village is structured around a central spine and “Main Street”, forming a vibrant heart that brings together hospitality, wellness, and community facilities. A range of buildings including an amenity hub, wellness centre, care facilities, and garden pavilion support a diverse and active lifestyle for residents.

Architecturally, the development draws from rural vernacular and post-colonial Māori building traditions, utilising simple gable forms and a natural material palette of timber, metal, and concrete. These elements create a cohesive identity while allowing individual buildings to respond to site conditions. Overall, the project establishes a strong sense of place, integrating landscape, community, and architecture into a unified village environment.
