DGSE were the principal design consultants and landscape consultants for this large projection the 22.5-hectare site.
As part of a multi-disciplinary consultant team, we provided an integrated neighbourhood made up of 663 new homes comprising 2, 3, 4, and 5-bed dwellings in a variety of typologies. A wide range of housing types was provided to include families of different sizes and configurations as well as a range of different in come levels with the aim of building balanced and diverse communities.
Defined precinct areas were established creating a sense of diversity, distinct character, and interesting places. Quality public space including parks and stormwater reserves link to local public areas and provide quality amenity for the proposed new medium density neighbourhood. A street network comprising a hierarchy of collector, local, and JOALs were designed to contribute to precinct legibility and a unique sense of place.
A commercial centre provided a superette, convenience shops with apartment over and community services for the new community. This area was located at a key focal point in the development and strategically within the neighbourhood ensuring the main slow collector streets fed it with passing trade. Its location was selected for the economic viability of the businesses as well as maximising its contribution/function to the new community. The retail area comprises a supermarket, retail shops, residential above retail spaces, and a community medical facility to best fit the needs of the community.
DGSE brief was to embed local kaupapa into the proposed built form and landscape design to create a unique and meaningful place/community for which a wide range of people would benefit. The design team had regular hui with Iwi Advisory Group to ensure the design of the site layout, landscape, and built form were correctly influenced and underpinned by the rich cultural narratives of the area.
This significant development presented an opportunity as the largest development of its type in its region to reinvigorate the area and contribute to the housing supply with a variety of typologies to provide a healthy balanced community. It will also provide wider benefits to the community and whanau Māori including employment, upskilling, and educational opportunities.
